Whether you’re moving on a tight time frame or you need to sell before you can buy, sometimes finding a buyer fast is a top priority. In light of that, I asked agents to share their top tricks for what you can do to sell your home fast. Read on below to see what they had to say.

Price it at—or even slightly below—market value

“At the very least you’ll want to price the home at market value, but you may even consider lowering the list price to 1-2% under market value, if you really want to sell fast. Buyers know a deal when they see it. In that case, you could even provide a list of comparable homes (similar square footage, number of bedrooms/bathrooms, features, and upgrades) that prove that your home is a steal.

Who knows? You may even end up starting a bidding war.”

Stage it well

De-clutter the home or stage it if it’s empty. it is essential to get the home looking its best before you list. Buyers have a hard time seeing past the clutter, oversized furniture, too much furniture, etc…

You only have one chance to make a first impression. The better it looks from it’s first day on the market, the more buyers you’ll have creating a sense of urgency around your property.

Market it with high-quality photographs

Professional photos make all the difference in the listing presentation. With the vast majority of all buyers looking at a property online before deciding whether or not to book a showing, it’s important that your home’s photographs stand out from the crowd.

If another home in your neighborhood is for sale at a similar price, the one that looks the best in photos is significantly more likely to have showings and receive offers. Make sure you hire a professional photographer or that one is provided by your real estate agent.

Be flexible with showings

“If you, as a seller, are in a hurry to sell, you need to make your home quickly accessible for showings and you’ll also need to be rapidly responsive during offer negotiations. A property that is a hassle to show quickly falls behind those that are easy to access when scheduling viewings. Once an offer is made, responsiveness keeps a buyer engaged. Long, drawn out negotiations are a noted deal killer.”

Offer some incentives

“Home-seekers are always looking for a deal. Offering incentives – like paying for a portion of the closing costs – may make buyers chose your property over the competition. Plus, don’t forget about the brokerage community. Make them your advocates. Sweeten the deal for them by agreeing to pay a higher commission, even if it is small amount. This will put your home on the top of their list to show relevant clients.”
